Bayview Film City Jewar is an ambitious ₹10,000+ crore entertainment and real estate project being developed by Bayview Bhutani Film City Pvt Ltd, a consortium led by film producer Boney Kapoor, Bhutani Group, and Noida Cyberpark. YEIDA mandates phased development under a formal concession agreement signed on 27 June 2024, with site handover in February 2025  The agreement requires core film infrastructure to be completed within three years, with penalties for delay beyond June 27, 2025

  • Layout Approval: YEIDA granted layout approval in January 2025, allowing the developer to proceed. However, statutory approvals like NOCs for parking, landscaping, and green building certification are prerequisites before construction starts 
  • The developer has committed to achieving GRIHA 4-Star or IGBC Gold certification, ensuring environmentally responsible development

Total estimated investment for Phase 1 is ₹1,510 crore, though actual costs may be significantly higher due to the international-quality aspirations of the developers


5. Connectivity & Infrastructure

  • Air: Just 4 km from the upcoming Noida International Airport (Jewar), enhancing international accessibility 
  • Road: Positioned along the Yamuna Expressway, enabling direct road access to Delhi, Agra, Lucknow, and Greater Noida

  • Within 1 Year: Construction must commence by 27 June 2025 to avoid daily penalties of ₹1.5 lakh 
  • 3-Year Completion Target: Core phase infrastructure to be completed by mid-2028
  • 8-Year Project Span: Full development over 1,000 acres in three phases, ending by 2028–29
